Job Summary
Asset Manager within the Asset Management team of Be First, The London Borough of Barking and Dagenham planning and regeneration company.
The successful candidate will contribute to the delivery of Be First’s development strategy as part of multi-disciplinary project teams taking development schemes from inception to completion in line with project objectives and deadlines.
The Asset Manager will report to Senior Development Managers and work closely with the Head of Asset Management.

To assist in the acquisition, management and development of commercial assets within the Portfolio with an aim of regenerating the local borough.
Overseeing third party property managers to ensure the smooth running of Be First’s Commercial Portfolio which includes industrial, retail, office and land assets. The role involves providing instructions to the agents on lease re-gears, tenant breaches, dilapidations, arrears and other management matters.
Instructing and managing external letting agents, lease advisory surveyors, dilapidations surveyors, building surveyors, solicitors and other third parties.
Assist in the delivery of new development projects. This will include working with construction managers, designers and planning consultants to assess the viability of schemes and carry out development appraisals for commercial, residential and mixed used schemes.
Reporting to Be First Board and LBBD Investment Committee on the portfolio’s performance and advising on strategy. This involves monitoring cash flows and the financial performance of assets, raising key risks and advising of proposed solutions including one on one meetings, presentations and formal reports.
Procuring third party suppliers using a compliant framework to ensure value for money and positive social value.
Identify opportunities where further fees or income can be generated.
Person Specification
ESSENTIAL SKILLS AND EXPERIENCE
- Confident negotiator and communicator with good inter-personal skills
- Good excel skills including loan calculations, pivot tables and data queries
- Good report writing and presentation skills to both public and senior management meetings
PREFERRED SKILLS AND EXPERIENCE
- MRICS
- Background in client side or consultancy portfolio management reporting directly to senior management.
- Commercial property management and or leasing experience of office, retail and industrial floorspace.
- Working knowledge of landlord and tenant legislation, the service charge code and valuation methodology
- Working knowledge of property management systems such as Tramps and Yadi
- Working knowledge of valuation and appraisal software such as Proval, Argus
- Experience working with or within Local Authorities.
- Experience of asset management in the wider redevelopment process with a working knowledge of the town and country planning process, RIBA work stages and the construction process
