Be First, the urban regeneration arm of Barking and Dagenham Council, has celebrated the completion of 102 new homes at the latest phase of development at the Gascoigne Neighbourhood – one of London’s largest regeneration projects.

The 102 new homes are part of Block I at Gascoigne East Phase 3A and means this phase of development is completed now, with homes at Block J completed in Spring 2024.

The delivery of these new homes is set to complement the range of amenities provided across the wider Gascoigne East development, including a 5,000 sqm park. The work has been completed in partnership with contractor Willmott Dixon.

Homes across the whole of Gascoigne Neighbourhood are connected to a district heating system and have been designed with energy efficiency in mind, ultimately providing a 40% CO2 emissions reduction against building regulations. On top of this, all phases of the Gascoigne Neighbourhood are adopting an active travel development strategy, meaning pedestrians and cyclists are prioritised which promotes sustainable travel and enhances a sense of community.

Gascoigne Neighbourhood focuses on placemaking, affordability, and providing community amenities to create a neighbourhood, not just a home. Homes have been designed to be tenure blind to promote inclusivity while providing safer, healthier, and sustainable homes.

Cllr Cameron Geddes, Cabinet Member for Regeneration & Economic Development, said: “I’m delighted to see further completions at the Gascoigne Neighbourhood. These developments will go a long way in achieving our ambition to provide more warm, safe, and affordable homes in the borough.”

Tim Porter, Delivery Director at Be First, said: “Development at the Gascoigne Neighbourhood continues to go from strength to strength, and we are pleased to be delivering large-scale transformation. We will continue to provide below market rent options and assistance with reducing energy bills.”

Steve Kitchen, Director at Willmott Dixon, said: “It’s fantastic to be celebrating the completion of a further 102 homes which we have delivered for the Gascoigne neighbourhood. We are delighted to have been working with Be First and be a part of the regeneration being made across Gascoigne East, we look forward to seeing how these new homes will leave a positive legacy for the residents of Barking and Dagenham.”
